Can you work outside of business hours?
Yes, and for most commercial accounts we prefer it. Retail and office work gets done before opening, on evenings or on weekends. Restaurant grease work gets done after close. There’s no after-hours premium.
Do you handle multiple properties under one contract?
Yes. For portfolios and HOA communities we build a single scope and schedule across all locations, with one point of contact and consolidated invoicing.
What’s the difference between soft washing and pressure washing on a commercial building?
Soft washing uses low pressure and a cleaning solution to kill algae and mildew at the source — that’s what belongs on EIFS, stucco, painted surfaces and most building exteriors, because high pressure damages them. Pressure washing, including hot water, belongs on concrete, dumpster pads, loading docks and hard surfaces. Using the wrong one on a facade causes damage that costs more than the cleaning did.
How often should a commercial property be cleaned?
Most buildings in this climate want an annual exterior wash, with sidewalks and entryways twice a year. Restaurant dumpster pads and drive-thru lanes need quarterly attention. High-traffic retail entrances often want quarterly as well.
How do you price commercial work?
By scope, not by the hour. We walk the property, put the scope in writing, and give you a firm number. If something turns up that wasn’t in the scope, you hear about it before we do it, not on the invoice.
