Commercial Pressure Washing For Property Managers: What A Contractor Should Deliver In The Hudson Valley

A property manager in Dutchess County is not buying a pressure wash. They are buying a building that stops generating complaints, a sidewalk nobody slips on, a storefront a prospective tenant walks into instead of past, and a vendor who shows up when the agreement says and sends one invoice that matches one scope. Most of the frustration with commercial exterior cleaning comes from contractors who sell the wash and not the rest. This is what the rest looks like, and what to require before anyone unrolls a hose on your property.

What A Commercial Exterior Wash Actually Covers

Three layers. The building envelope: siding, brick, stucco, EIFS, painted block, storefront glass and frames, soffits and signage, cleaned with the method the surface calls for rather than one machine at one setting. The flatwork: entrances, sidewalks, curbs, dumpster pads and enclosures, loading areas and the walk from the parking field to the door, which is where the grease, gum, algae and salt residue live and where the slip-and-fall claims come from. And the roof, awnings and canopies, which most contractors leave out of the scope because they do not know how to clean them without damaging them. A property in Fishkill or on the Route 9 corridor in Poughkeepsie usually needs all three; the scope should say which, and the price should cover it.

The Four Things That Go Wrong When It Is Bought On Price

The first is damage. High pressure on EIFS, stucco, painted block or a low-slope roof strips the finish, forces water into the wall and leaves a repair bill that dwarfs the savings. The second is regrowth. A pressure rinse takes off the visible layer of algae and mildew and leaves the organism alive, so the north wall is green again by August and the contractor is back on the calendar. The third is the scope that was never written down: the crew washes the front elevation, the invoice says “building wash,” and the dumpster enclosure the tenants complained about is untouched. The fourth is the no-show, because the cheapest bid came from someone with one truck and a residential route. All four cost more than the difference between the low bid and the right one.

What To Require Before Anyone Shows Up

A certificate of insurance naming your entity, on request, before the first visit. A W-9 for your accounts payable. A written scope that lists every surface and every building, with the method for each, so “building wash” cannot mean whatever the crew decides. A firm price against that scope, not an hourly rate. The schedule in the agreement, including the hours the crew will be on site and how tenants or residents are notified. And one point of contact who answers the phone. At MJK Solutions every one of those is standard on a commercial job; if a contractor hesitates on any of them, keep looking.

Storefronts, Plazas And Restaurants

Retail is judged from the parking lot. A plaza on Route 9 in Poughkeepsie, a strip in Wappingers Falls or the storefronts along Main Street in Fishkill lose foot traffic to green siding, gum-spotted entrances and a grease trail from the dumpster pad to the back door, and none of it shows up on a rent roll until a tenant leaves. Restaurants are the hardest case: the grease at the rear entrance is a slip hazard and a health-inspection note, and it does not come off with a rinse. Storefront washing is scheduled before open or after close, the entrances and pads on their own more frequent cycle if the traffic calls for it, and the whole plaza on one annual agreement so the manager makes one call a year.

Apartments, Condos And Multi-Family

Multi-family properties in Hopewell Junction, Wappingers Falls and LaGrangeville have the same siding, roofs and walkways as the single-family homes around them, multiplied by the number of buildings and complicated by the residents. The work is priced per building and phased to the budget, the roofs are soft washed on their own cycle with our One-Year Roof Wash Warranty, and the resident notices, access and vehicle moves are handled in writing before the crew arrives. Our HOA and community cleaning page covers how boards and managers structure it, and our guide to budgeting HOA exterior cleaning walks through the phasing.

Offices, Medical And Light Industrial

An office or medical building is judged by its entrance, and an entrance under a canopy stays damp, grows algae and turns slick. The building itself is usually washed once a year, the entrance walk and canopy more often, and the windows on the same visit so the lobby looks like the lease says it does. Light industrial in the Hopewell Junction and Fishkill corridors carries the extra problem of loading docks and truck aprons, where the flatwork takes the abuse and the building takes the road film. Both are on the scope, both are priced, and the crew works around the shift.

Flatwork: The Line Item That Protects You

Sidewalks, entrances, pool decks and dumpster pads are the cheapest part of the scope and the most expensive part to skip. Algae on a shaded walk is a slip hazard from the first wet morning in April to the first frost, and the claim that follows names the owner and the manager. Gum, grease and salt residue on the entrance make the whole property look neglected regardless of what the building looks like. Our concrete and paver cleaning runs on every commercial scope we write, and on high-traffic properties the entrances go on a shorter cycle than the walls.

Roofs, Awnings And Canopies

The black streaks and moss on a commercial roof are the same growth as on a house, and the fix is the same: a roof soft wash at low pressure that kills it rather than a pressure wash that strips the surface and voids the warranty. Awnings and canopies are washed the same way. Most contractors leave the roof off the scope because they cannot do it safely; a scope that leaves it off is a property that looks clean from the parking lot and neglected from the second floor of the building next door.

Timing: Spring Before The Season, Fall Before The Plows

Spring, once the pollen has dropped, is the main wash: the building is clean for leasing, dining and pool season, and the winter salt and road film are gone. Fall is the second pass on the flatwork, so the entrances go into winter clean and the plowing and de-icing contract starts on a surface without a season of grime under the salt. Properties that put both on one vendor make one call a year and get one crew that already knows the site; our post on seasonal versus per-event snow contracts covers the winter side.

How The Pricing Works

One walk of the property, one written scope, one firm price against it. The price reflects the square footage, the stories, the surfaces and the access, which is why we do not publish commercial prices: a two-building plaza in Rhinebeck and a five-building complex in Wappingers Falls are not the same job. What holds across all of them is that a multi-building or multi-property agreement comes in lower per building than one at a time, and that an annual agreement locks the schedule and the number so the line item does not move on you.

Put Every Property On One Schedule

If you manage more than one property in Dutchess County, from a village storefront in Millbrook to a plaza in Poughkeepsie, send us the addresses and we will walk each one, write one scope per property and one agreement across them, with a COI on file before the first visit. Request a commercial walk-through or call (845) 709-9443.

Commercial Pressure Washing FAQ

What does commercial pressure washing include?

The building exterior (siding, brick, stucco, EIFS, storefront glass and frames), the flatwork (sidewalks, entrances, dumpster pads, loading areas), and the roofs, awnings and signage if they are in scope. A good contractor walks the property with you, writes one scope and one price, and schedules the work around your tenants’ hours.

How often should a commercial property be washed?

Most Hudson Valley properties are on an annual cycle, with a spring wash before leasing and dining season and a fall pass on flatwork before the plows arrive. Restaurants, medical buildings and high-traffic retail often need the entrances and dumpster areas more often than the rest of the building. Roofs run on a three-to-five-year cycle.

Do you carry insurance for commercial work?

Yes. MJK Solutions is licensed and fully insured, and we provide a certificate of insurance naming the ownership or management entity before the first visit. If a contractor cannot produce a COI on request, that is your answer on that contractor.

Can the work be done outside business hours?

Yes. Retail and restaurant exteriors are usually washed early morning or after close, and multi-family buildings are scheduled with notice to residents. The schedule is written into the agreement, not left to the crew on the day.

Will pressure washing damage the building?

High pressure on the wrong surface will. Siding, stucco, EIFS, painted block and roofs are soft washed at low pressure with a cleaning solution that kills the growth; concrete and pavers get the pressure. A contractor who runs one machine at one setting across the whole property is the one that damages buildings.

How is commercial exterior cleaning priced?

By scope, in writing, after a walk of the property. The price reflects the square footage, the stories, the surfaces and the access, and a multi-building or multi-property agreement comes in lower per building than one at a time. We do not publish commercial prices because no two properties are alike, but you will have a firm number before anyone shows up.
