Commercial Snow And Ice Management In Poughkeepsie, NY

If you are responsible for a commercial property, you already know how snow vendors fail. They take the account in October and stop answering in February. They cannot produce a certificate of insurance when your carrier asks for one. They plow the lot and leave the walk from the accessible spaces to the front door. They quote a seasonal number and then invoice for every salt run. And the one thing you actually need — the lot open before your first customer or employee arrives — shows up at eleven.

MJK Solutions has provided commercial snow and ice management in Poughkeepsie, Hyde Park and Wappingers Falls since 2018, and we are fully insured. Before the season starts you get a written scope, a certificate of insurance naming your entity, and the service standard in writing — 2 inches and up, or zero tolerance — so there is nothing to argue about in January.

Snow and ice work is emergency response performed in the worst conditions of the year, on a schedule set by the storm. We price it, staff it and document it that way.

What You Get In Writing

A certificate of insurance naming your entity, issued on execution — not after you ask twice in December. W-9 and standard vendor onboarding paperwork on request. MJK Solutions is fully insured, and certificates are available at any point in the season.

Per-push service runs on the trade standard: plowing is dispatched and priced once accumulation reaches 2 inches, measured at pavement level at your site.

Seasonal contracts are written to the standard your property actually needs. A 2-inch-plus contract triggers at that same threshold and covers everything above it for the term. A zero-tolerance contract has no threshold at all — the lot is serviced whenever conditions call for it, plowing or de-icing, including ice, freezing rain and hardpack that never adds up to a measurable inch. Constant traffic, a 24-hour operation or real slip-and-fall exposure is what puts a property on zero tolerance.

Either way your scope names every surface we clear — the lot, drive lanes, lot entrances and accessible parking — agreed before the season, so the second storm looks like the first.

Every visit is documented: date, time on and off site, work performed and material applied. The record is kept for the season and available to you on request — it is what your insurer and your compliance file will ask for if someone ever slips. Your designated site contact is notified on every event.

Seasonal Or Per-Event — You Decide Who Carries The Risk

Most commercial accounts run a full-season contract from November 1 through April 15, seven days a week, at a fixed price for the winter no matter how many storms arrive — billed as a deposit at execution and installments through the season, so the line in your budget does not move. A heavy winter becomes our risk, not yours.

If you would rather pay closer to what actually happens, we also write a seasonal base covering a normal winter’s event count with anything beyond it billed at published rates, and straight per-event service priced by accumulation tier. Every version starts the same way: we walk the property, then put the scope and the number in writing.

Seasonal accounts are serviced ahead of per-event accounts on every storm. That is the practical difference between a contract and a phone call during a storm — when eight inches falls overnight, contract properties are cleared first, on a route set before the season, and we already know where your entrances and your stacking areas are.

We plow and salt commercial properties in Poughkeepsie, Hyde Park and Wappingers Falls. Office buildings, retail plazas, restaurants, medical and professional offices, apartment and condominium communities, and industrial properties. If you manage more than one site, we price them as one contract with one scope and one invoice.

Frequently Asked
Commercial Snow Plowing Questions

Yes. MJK Solutions is fully insured, and a certificate naming your entity is issued on execution of the agreement — before the first storm, not after you ask twice in December. W-9 and standard vendor onboarding paperwork are available on request, and certificates can be reissued at any point in the season.

That is set in the agreement, and you choose it. Per-push service runs on the trade standard — plowing is dispatched once accumulation reaches 2 inches, measured at pavement level. Seasonal contracts are written either at that same 2-inch-plus threshold, or at zero tolerance, which has no threshold at all: the property is serviced whenever conditions require it, plowing or de-icing, including ice, freezing rain and hardpack that never adds up to a measurable inch. Properties with constant traffic, 24-hour operations or real slip-and-fall exposure belong on zero tolerance. Either way, storms with continuous accumulation are serviced with multiple passes so access stays open.

For overnight and early-morning storms the target is a plowed and treated lot before your doors open — weekends included. For storms that run through your business day we return to keep drive lanes and lot entrances open, working around parked cars, then complete full curb-to-curb clearing after you close. We work toward those targets on every storm, but honest contractors do not guarantee them: storm duration, road conditions, equipment and mandatory crew rest all affect timing, and we will not run crews when conditions make it unsafe.

Both. Most commercial accounts run a full-season contract from November 1 through April 15 at a fixed price that covers the winter regardless of event count, billed as a deposit plus installments — which puts the risk of a heavy season on us. We also write a seasonal base that covers a normal winter’s number of events with anything beyond it billed at published rates, and straight per-event service priced by accumulation tier. Seasonal accounts are serviced ahead of per-event accounts on every storm.

We de-ice with Magic Salt — bulk rock salt treated with an agricultural by-product that keeps working at lower pavement temperatures, scatters less so coverage per ton is better, and is less corrosive to concrete, metal and plantings than untreated rock salt. Application is judged on pavement temperature, forecast, precipitation type and refreeze risk. Our snow service covers parking lots, drive lanes and lot entrances; sidewalks and building walkways are not included. De-icing reduces bonding and improves traction; it is risk reduction, not a guarantee of bare pavement.

Yes. Multiple sites go under one contract, one scope and one invoice, with the plow order set before the season. It is also how the price comes down — a route of properties near each other costs less to run than the same properties booked one at a time.
