RETAIL PLAZAS, OFFICES AND COMMUNITIES ON THE ROUTE 9 CORRIDOR

Commercial Snow And Ice Management In Wappingers Falls, NY

Wappingers Falls carries more commercial parking per mile than anywhere else in southern Dutchess — the Route 9 plazas, the office and medical buildings behind them, the condominium and apartment communities off Myers Corners and All Angels Hill, and the village businesses down by the creek. Every one of them is judged in winter on the same thing: was the lot plowed, treated and open before the first car arrived.

MJK Solutions is fully insured, sends a certificate of insurance naming your entity before the season begins, and writes the service standard into your scope — 2 inches and up, or zero tolerance if the property cannot take any accumulation at all — with multiple passes through a storm that keeps accumulating.

We have been working in Wappingers Falls since 2018 and we are fifteen minutes up Route 9 from most of it.

What You Get In Writing

A plaza is not one lot; it is drive lanes, a customer entrance, fire lanes, loading and dumpster areas, and a walk in front of every unit. Your scope names each of them before the season so the second storm looks like the first. Snow is stacked in areas agreed in advance — positioned so it does not block an entrance, a fire lane or a tenant’s storefront.

The target is a plowed and treated lot before your doors open, weekends included. For storms running through the day we return to keep drive lanes and the accessible path open, working around parked cars, then complete curb-to-curb after close. Honest caveat: these are targets we work toward on every storm, not guarantees — storm duration, road conditions and mandatory crew rest all affect timing.

Multi-building communities go under a single scope and a single price, with the plow order and the stacking areas set before November. Boards and managers get per-event documentation — date, time on and off site, work performed, material applied — retained for the season and available on request.

Book The Season Before The First Storm

Most Wappingers Falls accounts run a full-season contract from November 1 through April 15 at a fixed price regardless of how many storms arrive, billed as a deposit plus installments. A seasonal base with per-event overage and straight per-event service are both available; every version starts with a walk of the property and a written scope.

Seasonal accounts are serviced ahead of per-event accounts on every storm, on a route set before the season — which is the practical difference between a contract and a phone call at 4am.

We also plow and salt commercial properties in Poughkeepsie and Hyde Park. Multiple sites go under one contract, one scope and one invoice.

Frequently Asked
Commercial Snow Plowing Questions

Yes. MJK Solutions is fully insured, and a certificate naming your entity is issued on execution of the agreement — before the first storm, not after you chase it in December. W-9 and standard vendor onboarding paperwork are available on request.

That is set in the agreement, and you choose it. Per-push service runs on the trade standard — plowing is dispatched once accumulation reaches 2 inches, measured at pavement level. Seasonal contracts are written either at that same 2-inch-plus threshold, or at zero tolerance, which has no threshold at all: the property is serviced whenever conditions require it, plowing or de-icing, including ice, freezing rain and hardpack that never adds up to a measurable inch. Properties with constant traffic, 24-hour operations or real slip-and-fall exposure belong on zero tolerance. Either way, storms with continuous accumulation are serviced with multiple passes so access stays open.

For overnight and early-morning storms the target is a plowed and treated lot before your doors open, weekends included. For storms that run through the business day we return to keep drive lanes and lot entrances open, working around parked cars, then complete full curb-to-curb clearing after close. These are targets we work toward on every storm, not guarantees — storm duration, road conditions, equipment and mandatory crew rest all affect timing, and we will not run crews when conditions make it unsafe.

Parking lots, drive lanes and lot entrances, plowed and treated with de-icer. Sidewalks and building walkways are not part of our snow service, so your contract spells out exactly what gets cleared and nothing is left to assumption.

Both are available. A full-season contract runs November 1 through April 15 at a fixed price regardless of event count, billed as a deposit plus installments — that puts the risk of a heavy winter on us and keeps your budget line flat. We also write a seasonal base covering a normal winter’s event count with anything beyond it at published rates, and straight per-event service priced by accumulation tier. Seasonal accounts are serviced ahead of per-event accounts on every storm.

Magic Salt — bulk rock salt treated with an agricultural by-product that keeps working at lower pavement temperatures, scatters less so coverage per ton is better, and is less corrosive to concrete, metal and plantings than untreated rock salt. Application is judged on pavement temperature, forecast, precipitation type and refreeze risk. De-icing reduces bonding and improves traction; it is risk reduction, not a guarantee of bare pavement.
