The listing photos get taken from the street. The buyers drive by before they book the showing. The inspector looks at the roof before he looks at anything else. Every one of those first impressions is the outside of the house, and it is the part most sellers clean last, if at all. Here is the exterior checklist we run for homes going on the market in Dutchess County, in the order it matters, with what each item changes about the sale.
What The Buyer Sees First
The roof, in the listing photo, because the black streaks read as “old roof” from a phone screen. The north wall, in the drive-by, because green siding reads as “nobody has taken care of this.” The driveway, on the walk to the door, because it is black and slick and they are looking down. None of those is a defect. All of them are the reason a buyer opens the showing thinking about what the house needs instead of what it has, and that is the frame the offer gets written in.

What The Inspector Writes Down
A home inspector in the Hudson Valley photographs the roof from the ground and the ladder, and moss and algae go in the report as biological growth with a recommendation to have the roof evaluated. That line becomes a request for a roof credit at negotiation, on a roof that may have ten years left. Clogged gutters go in the report. A slick, algae-covered walkway goes in the report. Every one of them is a cleaning item presented to the buyer as a repair item, and the buyer prices it like a repair.
1. The Roof: The Line That Changes The Negotiation
First, because it takes a couple of weeks to release and because it is the item with the biggest number attached to it. A roof soft wash kills the streaks and the moss at low pressure, the growth releases over the following weeks, and what the inspector and the photographer see is the shingle, not the growth on it. Every full-roof wash carries our One-Year Roof Wash Warranty. A roof wash starts at $995 in Dutchess County; a roof credit at closing starts a good deal higher.
2. The House Wash: The Drive-By
The house wash is what the street sees. The green north wall, the black under the eaves, the gutter streaks and the pollen come off in one visit, and the house in the photos is the house they pull up to. On a colonial in Hopewell Junction or Fishkill that has not been washed in five years, this is the single biggest change in how the house photographs, and it starts at $495.
3. The Driveway, The Walk And The Front Steps
The approach. A driveway that has gone black and a front walk that has gone green are what every buyer walks on, looking down, on the way to the door. Concrete and paver cleaning is the lowest-cost item on this list, and it is the one that makes the house look cared for from the curb. On a paver driveway in Rhinebeck or Millbrook the difference in the listing photo is night and day.

4. The Gutters
Clean gutters are one less line in the inspection report and one less thing the buyer sees overflowing if it rains during the showing. Paired with the roof wash, gutter cleaning is the same visit; on a house that has been on the market through the fall, it is the item that keeps the ice dams out of the report in January.
5. The Deck, The Fence And The Patio
The back yard is the second showing. A gray deck reads as a deck that needs replacing, and a buyer will price it that way; a washed deck reads as a deck. The fence and the patio clean the same day, and on a house in Wappingers Falls with a pool, the pool deck is the photo the listing leads with in summer.
6. The Windows, Last
After the house wash, on the same visit, so nothing runs onto clean glass. The exterior windows and screens are the difference between a showing where the buyer looks at the yard and one where they look at the glass. It is the least expensive item on the list and the one they notice from inside every room.
Timing And The Day
One to three weeks before the listing photos: enough time for the roof to release and the deck to dry, not enough for the pollen or the leaves to come back. Most homes are done in one day, roof first, then the house, the flatwork, the deck and the windows, and everything comes in at a package rate. If the house has already been listed and is not moving, this is the weekend fix that changes the photos before the next open house.
What It Costs Against What It Returns
The whole exterior on a typical Dutchess County colonial costs less than the first price reduction, and a good deal less than the roof credit a buyer asks for after the inspection. It is the one item on a seller’s list that changes the listing photo, the drive-by, the showing and the inspection report at once, and it is done in a day.

Selling Your House Exterior FAQ
Yes, and the roof, the driveway and the windows too. The exterior is the listing photo, the drive-by and the first thirty seconds of every showing, and a green wall or a streaked roof reads as neglect before the buyer reaches the door. A clean exterior is the cheapest change you can make to how the house is perceived.
More than any other exterior item. Black streaks and moss show in the listing photo from the street, and a home inspector notes biological growth on the roof, which turns into a request for a roof credit at negotiation. A roof soft wash removes the growth, comes with a one-year warranty, and lets the buyer see the shingles are sound.
One to three weeks. Long enough for the roof moss to release and the wood to dry, close enough that the pollen and the leaves have not come back. Most homes are done in a single day, so it fits between the decision to list and the photographer.
In order: the roof, because the inspector and the listing photo both see it; the house wash, because it is the drive-by; the driveway and front walk, because it is the approach; then the deck, fence and patio, and the windows last, on the same day as the house wash.
A house wash starts at $495 and a roof wash at $995 in Dutchess County, with the driveway, deck, gutters and windows added at a package rate on the same visit. The whole exterior on a typical colonial costs less than the first price reduction.
It is the first thing they walk on. A black, algae-streaked driveway and a green front walk set the tone before the door opens; a clean approach reads as a house that has been looked after. Concrete and paver cleaning is the lowest-cost item on the list and the one every buyer sees.
