HOA & COMMUNITY EXTERIOR CLEANING IN THE HUDSON VALLEY, NY
ONE SCOPE FOR EVERY BUILDING · COI TO THE ASSOCIATION · PHASED TO YOUR BUDGET
Built For Boards And Managers, Not One Homeowner At A Time
A community is not forty separate house washes. It is one property that has to come out matching — the building at the entrance and the building at the back of the loop, the north-facing units and the ones in full sun — on a schedule the residents were told about in advance, at a price the board approved once. That is a different job from residential work, and most exterior vendors treat it as the same job repeated, which is why the results vary from unit to unit and the complaints land on the manager.
MJK Solutions has served Dutchess County since 2018 with more than 1,100 completed jobs for 840+ customers, residential and commercial. For associations and managed communities we work from a single written scope, price it per building so the board can approve it in one meeting, send a certificate of insurance naming the association as additional insured before we start, and phase the work across a season when the reserve budget calls for it. The person who walks the property and prices it is the person who runs it — that is why the last building comes out like the first.
Tell us about the property and we will put a firm number in writing.

What You Get In Writing
One Scope, Matching Results Across Every Unit
Every building in the community is cleaned to the same written scope — siding, trim, soffits, gutter faces, entries, balconies and the common walkways between them — so a resident cannot look next door and see a different result. Roofs are scoped separately and covered by our One-Year Roof Wash Warranty on every full-roof wash. Matching results across the whole property are the deliverable, not a bonus.
Phased To Fit The Reserve Budget
Large communities rarely have the budget to do everything at once, and they should not have to. We break the scope into phases by building, loop or amenity, price each phase on its own line, and schedule them across one season or two so the work fits the reserve study instead of straining it. Pricing is per building, firm in advance, and does not change when the work is done.
Resident Notices, Access And One Point Of Contact
You get a building-by-building schedule far enough ahead to put resident notices out, and a single point of contact from the walk-through to the last invoice. Residents are asked to close windows and move vehicles out of the wash zone on their building’s day; nobody needs to be home and nobody needs to let us in. Amenities are scheduled around their hours, so the pool deck is cleaned before the season opens, not during it.

Frequently Asked HOA Cleaning Questions
Can you provide a certificate of insurance naming the association?
Yes. We are fully insured and we will send a certificate of insurance naming the association or management company as additional insured before any work starts, along with a W-9 and whatever vendor onboarding paperwork your management company requires.
Can you clean an entire community on one scope and one price?
Yes. The whole property is written up as a single scope, priced per building or per phase so the board can approve it in one meeting, and every building is cleaned to that scope so the results match from the entrance to the back loop. Roofs, amenities and flatwork are separate lines in the same document.
How do you handle resident notices and access?
You receive a building-by-building schedule in advance so notices can go out. Residents on that building’s day are asked to close windows and move vehicles out of the wash zone; nobody needs to be home and nobody needs to let us in. Amenities are scheduled around their hours, and one person is your contact from the walk-through to the final invoice.
Which surfaces and structures do you cover?
Vinyl, fiber cement, stucco and EIFS, brick and metal panel on the buildings; asphalt shingle roofs; clubhouses and pool houses; pool decks, walkways, stoops and parking areas; mailbox kiosks, signage and monument walls; fencing, pergolas and common decks; dumpster enclosures. If it is outside and it is the association’s responsibility, it is in scope.
How often should a community be cleaned?
Most building exteriors need a soft wash every two to three years, sooner on shaded and north-facing buildings; pool decks, walkways and entrances show wear every spring. A phased maintenance plan puts the community on a rotation so the property is never all due at once and the cost is spread across the reserve budget.
How do you price HOA and community work?
From a walk of the property, in writing, firm per building and per phase. There is no hourly billing and the price does not change after the work is done. Because we schedule the whole community as one job, the per-building price is lower than the same buildings would cost one at a time.
