What A House Wash Costs In Dutchess County

Professional house washing in Dutchess County starts at $495. A ranch, cape or split-level starts at $595, a two-story colonial at $695, and a large colonial, three-story or estate home at $895 — running higher with size, siding and how much growth is on the house. That is the whole exterior — siding on every side, trim, soffits, fascia, gutter faces, porch ceilings and the front entry — at a firm price quoted in writing before we arrive. Our minimum for any standalone visit is $495. A detached garage, barn or outbuilding is quoted with the house.

HomeHouse wash starts at
Townhome or small ranch (up to about 1,500 sq ft, one story)$495
Ranch, cape or split-level (1,500 – 2,500 sq ft)$595
Two-story colonial (2,500 – 3,500 sq ft)$695
Large colonial, three stories or complex rooflines$895

Pricing note: the figures on this page are starting prices drawn from our 2026 quotes. Every property is quoted individually after we review it, and pricing is subject to change — the number on your written quote is the one that counts.

Those are starting points from our own 2026 quotes across Poughkeepsie, Hopewell Junction, Wappingers Falls, LaGrangeville and the rest of Dutchess and Ulster County. Your number depends on the house, not the town — which is why the next section matters more than the table.

What Moves The Price

Size and stories. Square footage of siding is the biggest factor, and height is the second: a two-story colonial has twice the wall of a ranch on the same footprint, and a three-story or walk-out lot means more time on every side.

Siding material. Vinyl and aluminum clean fastest. Painted wood, cedar shingle, stucco and brick take more time and more care — the wash is gentler and slower, and the trim work is heavier — so they sit toward the top of each range.

How much growth. A light spring refresh on a house washed two years ago is at the low end. A north wall that has been green for five years, or a house under heavy tree cover with lichen taking hold, needs a stronger treatment and more dwell time.

Access. Steep lots, landscaping tight against the house, decks and pools that need protecting, and second-story walls over a low roof all add setup time. None of it changes what you get; it changes how long it takes to get it.

Add-ons. Roof cleaning, exterior windows, deck and fence cleaning and driveway cleaning on the same visit come in at a package rate — see below.

What Is Included At Every Price

Every house wash covers all four sides of siding, trim, soffits, fascia, gutter faces, porch and entry ceilings, shutters, and the front steps and landing. The landscaping around the house is pre-wet and rinsed as part of the job, the solutions are biodegradable, and the result is guaranteed: if something was missed, we come back. You get a certificate of insurance on request and a firm written price — there is no hourly billing and no change to the number after the work is done.

Not included unless you add it: the inside of the gutters (that is gutter cleaning) — here is when to clean them, the roof, the windows, decks, fences and flatwork. Each is its own line on the quote, so you see exactly what the package costs against the house wash alone.

Why The Cheapest Quote Usually Costs The Most

Every spring the neighborhood gets a flyer for a $250 house wash. What that buys is a rented pressure washer and an afternoon. High pressure lifts paint, drives water behind vinyl laps and under clapboard, and leaves wand marks in the siding — and because it only knocks the visible growth off, the house is green again by August. A damaged section of siding costs more to replace than the wash saved, and if the operator is not insured, the claim is yours.

A soft wash kills the algae and mildew at the root, so the house stays clean for two to three seasons instead of one. Run the numbers over five years: one $800 soft wash every two to three years is less than a $250 blast every spring — before counting the siding. That is the whole case for paying a real price once. Our house washing page covers what the service includes; our packages and plans page covers the maintenance plan that locks your price for three years.

Add-Ons That Make Sense On The Same Visit

Black streaks on the roof are the same algae that was on the siding, and cleaning both on one visit is where the package rate does the most work. A roof soft wash starts at $995 and runs $1,200 to $1,800 on a typical two-story colonial — see our roof cleaning cost guide — and every full-roof wash carries our One-Year Roof Wash Warranty. If a roofer has told you the roof needs replacing because of how it looks, have it cleaned first.

Windows are the first thing you notice after a house wash, and the first thing that looks wrong if they were skipped. Exterior window cleaning added to a house wash adds $300 to $500 on most homes and includes frames, sills and screens. Interior glass is quoted separately.

The rest of the property shows once the house is clean. Deck and fence cleaning lifts the gray and green out of wood, composite and vinyl so a deck is ready to stain, and driveway and concrete cleaning brings concrete and pavers back to their original color with a treatment that keeps them that way. Both are priced by size — decks and fences typically $400 to $900, driveways and patios $400 to $800 — and added to the same quote at a package rate.
