Moss On Your Roof: Remove It Or Leave It? A Hudson Valley Homeowner’s Guide

Every spring, Hudson Valley homeowners look up at the green on the north slope of the roof and ask the same question: is that hurting anything, or can I leave it? The short answer is that moss on an asphalt roof is not a cosmetic problem. It is a wet sponge held against the shingles for months at a time, and the damage it does is slow, quiet and expensive. Here is what it is actually doing up there, why scraping it makes things worse, and what removing it the right way looks like.

What Moss Does To A Shingle Roof

Moss has no roots. It holds on with tiny filaments and survives by staying wet, which is exactly what the shingles are designed not to do. A patch of moss keeps the shingle underneath it damp for days after a rain, so the asphalt never dries out and the granules loosen. As the mat thickens it lifts the leading edge of the shingle above it, and wind-driven rain gets under the lap. Through a Hudson Valley winter the water held in the moss freezes and thaws dozens of times, and every cycle pries the shingle a little further. The result, three or four years on, is curled edges, bare patches where the granules have washed into the gutters, and a roof that a roofer will happily quote you to replace. Most of those roofs do not need replacing. They need the moss gone and the shingles allowed to dry.

Why It Grows Here

Moss needs shade, moisture and something to feed on, and the county supplies all three. The north and east slopes of a roof under oaks and maples in Hopewell Junction or Fishkill get sun for a few hours a day and stay damp the rest of it. The old farmhouses and big colonials around Millbrook and Rhinebeck sit under mature trees that drop a season of debris onto the roof, and that debris holds water and feeds the moss. Closer to the river in Wappingers Falls, the morning fog does the same job without the trees. A roof on an open lot in full sun may never grow moss at all. The same roof under a maple will be green in five years.

Why You Should Not Scrape It, Brush It Or Pressure Wash It

Every method that removes moss by force removes shingle with it. A stiff brush or a scraper takes the granules that protect the asphalt from the sun, which is the exact layer the moss was already loosening. A pressure washer does the same thing faster, forces water up under the laps, and voids the warranty on most shingle brands. And none of it kills the moss. The filaments left behind regrow, and by the next spring the roof is green again with fewer granules than it had before. The Asphalt Roofing Manufacturers Association is explicit about this: low pressure, a cleaning solution, no scraping. That is soft washing, and it is the only way we clean a roof.

What A Soft Wash Does Instead

A roof soft wash applies a cleaning solution at low pressure, about the force of a garden hose, that kills the moss, the lichen and the algae at the root. Nothing is scraped. The moss dies within days and releases over the following weeks as rain and wind carry it off, thin patches first, thick mats over a month or so. The black streaks fade over the same one-to-three-week window. What is left is a roof that dries after every rain, keeps its granules, and stays clean for three to five years on most Hudson Valley homes. Every full-roof wash we do carries our One-Year Roof Wash Warranty: if moss or algae has not cleared within a year, we re-treat at no charge.

Moss, Lichen And Streaks Are Three Different Problems

The green mat is moss. The gray-green crust that looks painted on is lichen, and it is worse, because it anchors into the granules and takes them when it is disturbed. The dark stripes running down the slope are algae, which feed on the limestone in the shingle and mostly do cosmetic damage until they keep the surface damp enough for the moss to move in. A roof usually has all three in that order: algae first, moss where the algae kept things wet, lichen where nobody has touched the roof in a decade. One soft wash treats all three. Our explainer on black streaks on a roof covers the algae in detail.

Clean It Or Replace It?

A new asphalt roof on a two-story colonial in Dutchess County runs $12,000 to $30,000. A full roof soft wash starts at $995, and a typical colonial runs $1,195 to $1,800. Most roofs that get quoted for replacement because of moss are structurally sound; the moss makes them look worse than they are. Have it cleaned first. Once the growth is gone you can see what the shingles actually look like, and so can the roofer. If the roof does need replacing, you have lost the price of a cleaning. If it does not, you have saved the price of a roof.

How Often, And When

Every three to five years for most homes, sooner under heavy tree cover. The right time to clean is when the first streaks show, not when the moss is thick, because the price climbs with the growth and so does the damage already done. Spring and fall are both good windows; the one thing that stops a roof wash is freezing weather. If you would rather not track it, the maintenance plan on our packages and plans page puts the roof, the house and the gutters on a schedule at a package rate.

Roof Moss FAQ

Should I remove moss from my roof or leave it?

Remove it, and do it with a soft wash rather than by hand. Moss holds water against the shingle, lifts the edges and takes the protective granules with it when it is scraped. Left alone it shortens the life of the roof; scraped off, it takes shingle with it. A soft wash kills it at the root and lets the weather carry it off.

Does moss damage a roof?

Yes. It works like a wet sponge held against the shingle. The shingle stays damp between rains, the freeze-thaw cycle works on that moisture through the winter, and the mat lifts the shingle edges so wind-driven rain gets underneath. Roofs with heavy moss lose years of service life, and the damage shows up as curled shingles and bare patches.

How long after a soft wash does the moss come off?

The moss dies within days and releases over the following weeks as rain and wind carry it off. Thick mats take longer than thin ones. The black algae streaks fade over the same one-to-three-week window. Nothing is scraped or pressure washed, so the shingles keep their granules.

Can I pressure wash moss off a roof?

No. High pressure strips the granules that protect the asphalt, drives water under the shingle laps, and voids most manufacturer warranties. The moss also grows back within the season because pressure does not kill it. Every shingle manufacturer specifies low-pressure cleaning, which is soft washing.

Do zinc strips or copper strips stop moss?

They slow regrowth on a narrow band directly below the strip, and nothing else. A roof that already has moss needs it killed first. On a roof under heavy tree cover the strips do not keep up with the shade and the debris, which is why we recommend a cleaning cycle instead.

How much does roof moss removal cost?

A full roof soft wash starts at $995 in Dutchess County, with a typical colonial running $1,195 to $1,800 and large, steep or heavily mossed roofs $1,800 to $2,500 and up. Every roof is quoted individually, and every full-roof wash carries our One-Year Roof Wash Warranty. Our roof cleaning cost guide lists the starting prices by roof type.
